We offer a simple, streamlined process in 4 easy steps.
1. Get Acquainted- we can start with helping you get familiar with what we have to offer and how we can help. This can include touring homes, exploring floor plans, visiting new home building sites, and a quick intial meeting, at the design center, to get familiar with what elements would be most important for your new home.
2. Choose Floor Plan &/or Building Site- once familiar with what each home has to offer, you can select a base floor plan to add personal customizations and/or options. Some floor plans are better suited for certain building sites and vise versa; therefore, we generally start with making sure the two considerations are cohesive.
3. Purchase Price & Contract- After the floor plan is finalized and accepted, a final purchase price will be presented with consideration to the price of the home, the selected home options (if applies), the building site selection, the interior and exterior selections (if applicable), along with a fence (if selected). A contract with agreed purchase price, selected payment schedule, allowances (if applicable) and agreed upon closing date will then be provided to the new home owner for a signature. Note: Landscaping in one of our communities (ex: The Landing), is inluded in the purchase price of the home. This includes: sod, underground sprinkler system and rock around perimeter of the home.
4. Final Interior &/or Exterior Selections- At this point, we are ready to finalize the selections for your new home. With an easy to use checklist, we complete any selections not made prior to the contract being finalized. This can be done in an afternoon at our design center and/or you can take your new home Design Book with you to make selections at home before coming in to see the samples and make final selections.
Build times can vary depending on the complexity of the home. Builds in the winter may require additional time depending on severity of weather. None the less, we will give you a personalized timeline for your new home once we get through the details of the scope of work.
We generally have 2 options for payment schedules...
1. a down payment with remainder of the balance due upon completion/closing
2. a down payment and five equal progress payments due at completion of Milestones during the new home build.
Milestones: easy to identify completion points during the new home build.
1. Completion of Foundation
2. Completion of Framing
3. Completion of Drywall
4. Completion of Exterior excepting Final Grade
5. Remainder of Balance due at Closing
We can create a change order request to select the additional option to the home. For payment we have 2 options-
1. We can create an ammended purchase agreement to reflect new price with upgrades/options.
2. We can itemize the additional costs into an invoice and the additional amount would be due upon acceptance &/or at closing.

Samples can be choosen and organized together in 1 place without having to run around or leave town. Note: you can also take a tour of our cabinet shop and see cabinets and trim being made.
2. Design Book- available in a PDF & hard copy, the Design Book contains all the selections for your new home in 1 book. We've also incldued a product upgrade sheet and selections list for those of you that want an additional and/or upgraded selection choice. Many customers have found the book helpful to take home and look through, first, before coming into the Design Center to make their selections. We also have individuals that are able to make their selections, long distance, with exclusive use of the Design Book and Selection Form. For these long distance transactions, we provide pictures and/or zoom conferences for looking at samples in real time.
3. Selection Form- the "uniquelyours" Selection Form provides a straight forward checklist to make sure you get all the selections recorded in 1 place. An "initialed" selection form stays active throughout the build of the home to ensure your homes' finishes are completed accuratly. And lastly, we provide a copy of the form in your New Home Owner's Book to make sure you're able to find precise home selections if &/or when you may need. Ex: paint for touch-ups.

While we mainly focus on new home builds in our new developments; Yes, we can offer a Contractor's Service Agreement for custom builds. We would need to review and price the home based on the scope of work involved. We greatly appreciate custom home inquires and we are more than happy to visit with you about your custom home; however, our ability to take on your custom project is dependent on an avaliable opening in our schedule. Yes, we can build one of our floor plans and/or even take a look at your custom plans. (Please refer to Does KBT custom build new homes). To build one of our floor plans, consideration would need to be given for the sqft of building site in relation to sqft of the floor plan and making sure the layout will work for the site.
KBT homes are stick built on site. All of our materials & services are sourced from our local community & regional area, as much as possible. (Note: sourcing through local/regional vendors does not equal all products only coming from local area. Some products used in the construction of the new homes may come from out of the area and/or country).

We have had experience working with customers who have requested a specific type &/or brand of product that we may not be currently showing in our selections. As a general rule, we are willing to work with specific selections based on accessibility of the product and the understanding, on the customer's part, that the potential of a price increase may exsist.
We provide a list of products that are subject to upgraded pricing & options with the Design Book.
Yes, Interior/Exterior selections made within the Design Book &/or Design Center are included in the purchase price of the Home. Upgrades &/or custom product selections made before the contract is signed can also be included in the purchase price of the home at customer's discretion.
Exclusions Include:
1. Upgrade Selections made after the contract is signed
2. Fence added after contract is signed
3. Products choosen outside of Design Center &/or Design Book after contract is signed
4. Additional Concrete work after contract is signed
5. Landscaping beyond what's included (sod, underground sprinklers, & rock around the home) after the contract is signed
Although we take extra time and care to make sure that all the details have been included into the initial purchase agreement; the exclusions listed above are easy to include and will simply be subject to an ammended purchase agreement and/or the buyer being invoiced and paying the extra costs at or before closing.
Customer will have the opportunity to choose a new selection, in a timely manner. With the selection form "initialed" by the customer, we are able to make orders for selections quickly following the acceptance of the Purchase Contract and; therefore, stay ahead of making last minute adjustments to products for their new home.
We can offer two different remedies...
1. Mutally agreed upon change in selection to be able to make the contracted completion date.
2. Mutally agreed upon change in completion date to allow for orignal selections to be used.
Note: 30-60 days would be an average acceptable delay and anything outside of this time frame may require selection substitutions to make sure the project completes in a timely manner.
While we welcome all Realtors and their clients, we have created a process that allows us to work with you, exclusively, throughout the entire new home purchasing and building process. This includes taking you through the steps of exploring floor plans and building site location for the new home, purchase price proposals and contracts, and the complete home selections process including interior and exterior checklists. If you have already begun working &/or want to work with a Realtor and are including them in the purchase of your new home with KBT, the Realtor, at this time, will be representing and working for you, as the buyer, and; therefore, it will be your responsibility to pay 1/2 &/or all of the "mutually agreed upon" real estate commission for the use of their services. This excludes any homes that Kip B. Thiel Construction, Inc. has listed with Real Estate companies and is currently showing in the MLS.
